DOVER - Developers want to transform a 16-acre wooded parcel at State Road 60 and Dover Road into a shopping center with a grocery store.
The land is zoned for one house per acre and Planned Development. GH Summerfield LLC wants the parcel zoned Planned Development to allow a mixed-use retail center.
The proposed zone change will be considered by the Hillsborough County Zoning Hearing Master on Tuesday and the Board of County Commissioners on Jan. 29. County planners are recommending approval.
The property is at the eastern edge of the county's urban service area, where homes and businesses have access to county water and sewer lines.
County planner Teresa Montalvo said she has received no complaints about the rezoning request.
The project would include 100,000 square feet of retail space in three buildings, one of which would be 80,000 square feet. The plan also calls for 10,000 square feet of office space and four additional parcels that could be developed separately, Montalvo said.
The property is surrounded by a church to the north, a fire station, old forestry tower and park-and-ride lot to the west and a service station, store and abandoned convenience store on the south side of Dover Road.
County rules call for a buffer between residential and commercial development. Because the property north of the proposed development has a pond, the developer will ask for a variance to eliminate a requirement for a 100-foot buffer, said Vin Marchetti, an attorney for GH Summerfield.
