ZONING DECISIONS

Brandon
•Allowing manufacturing uses on 1.37 acres on the east side of Hobbs Street, about 400 feet north of Fisher Avenue. RZ 08-0591.
Dover
•Installing four speed humps on Haggard Road between U.S. 92 and Turkey Creek Road.
Mango
•Installing five speed humps on Highview Road between Clay Pit Road and Dr. Martin Luther King Jr. Boulevard.
Orient Park
•Installing five speed humps on Fawn Circle between Downing Circle and Cromwell Drive.
Palm River
•Allowing Greater Palm River POINT Community Development Corp. to rezone 1.79 acres on the west side of 78th Street, about 650 feet south of Causeway Boulevard, as part of a proposed community center. The facility would have a family learning center, community resources and spaces for rent to encourage development of small businesses in the Palm River area. RZ 08-0375.
Riverview
•Increasing the size of a previously approved restaurant with seating on 1.45 acres on the south side of Gibsonton Drive, about 300 feet east of Mathog Road, by 155 square feet to 5,155 square feet. The restaurant would have 77 parking spaces. PRS 08-0790.
•Increasing the size of a hotel approved for 39.96 acres on the north side of Gibsonton Drive, about 500 feet west of Hagadorn Road, from 65,340 square feet to 68,880 square feet, increasing its height from five stories to six stories and eliminating a requirement that the developer make improvements and add turn lanes at Gibsonton and Fern Hill drives. Thonotosassa
•Subdividing 14 acres on the east side of Williams Road, about 1,980 feet northwest of Circle S Road, into 1-acre home or mobile-home lots. RZ 08-0534.
Commissioners continued the following request to their July 22 land use meeting:
Palm River
•Eliminating required bicycle and pedestrian access between two commercial tracts approved for 29.75 acres at the north and southwest corners of Falkenburg Road and U.S. 301 and the Pavilion subdivision and giving the developer an additional driveway with restricted use on Everhart Road. PRS 08-0339.
Commissioners remanded the following request for additional hearings before a county zoning hearing master on Aug. 4:
Riverview
•Building a convenience store with gas pumps and an automated car wash on 2.1 acres at the southwest corner of Branwood and Gibsonton drives. The property had been approved for business offices. The hearing master had said the change would be incompatible with the surrounding neighborhoods. The applicant also asked for driveways off Fern Hill and Branwood drives and variances to county buffering requirements. MM 08-0337.
